If you live in South Florida, you already know the climate is beautiful — warm sun, sea breeze, and more humidity than most of the country combined. What you may not think about is what that humidity does inside your home while you’re out enjoying the weather.
South Florida’s average indoor humidity regularly exceeds 70% during summer months. Mold doesn’t need much more than 60% to start growing. It doesn’t need light. It doesn’t need attention. It just needs moisture and time.
The good news: most mold problems in South Florida homes are preventable. Not by luck, but by knowing what to look for and when. That’s what this checklist is for.
We’ve put this together based on what our licensed mold assessors see most often in inspections across Miami-Dade, Broward, and Palm Beach counties. Use it as a seasonal walk-through or a quick gut-check whenever something doesn’t smell right.
Why South Florida Is Especially High-Risk for Mold
Average annual humidity: 74% | Average summer indoor humidity without AC: 80%+
Rainy season (June–October): 70% of the year’s rainfall in just 5 months.
Year-round warmth means mold never gets a cold-weather “reset” like northern climates do.
Aging housing stock combined with hurricane damage means hidden moisture intrusion affects millions of South Florida homes.
The Checklist: Room by Room
Work through each area of your home once a season — or anytime after heavy rain, a plumbing issue, or any period when your AC was off for more than a few days.
Bathrooms
- Check grout lines and caulking around the tub, shower, and toilet base for dark staining or soft spots
- Run the exhaust fan during and for 15 minutes after every shower — if you don’t have one, you need one
- Look underneath sink cabinets for moisture, soft wood, or musty odor
- Inspect the toilet tank and base for slow condensation or leak staining
- Check the ceiling for discoloration, especially in corners
Kitchen
- Pull out the refrigerator and inspect the drip pan — it’s one of the most overlooked mold spots in any home
- Check under the sink cabinet after every dishwasher cycle for at least a week
- Inspect the seal around the sink for cracks or gaps where water can penetrate
- Look at the ceiling above your stove — steam and grease without proper ventilation creates mold conditions
- If you have a garbage disposal, inspect inside for mold growth on the splash guard
Bedrooms & Living Areas
- Check window tracks and sills — condensation collects here and is often ignored for months
- If you use window AC units, inspect the unit itself and the surrounding wall for moisture or staining
- Look behind and under any furniture placed against exterior walls
- Inspect closets, especially exterior-facing walls — poor air circulation makes them prime mold spots
- Check air vents for dark dust or debris buildup that could indicate mold in your duct system
Laundry Room
- Inspect your washing machine door seal if you have a front-loader — this is one of the most common household mold locations
- Check the dryer vent line from the machine to the exterior — a clogged or disconnected vent traps moisture
- Look at the wall and floor behind and beside the washing machine for any slow leak staining
- Keep the washer door open between uses to allow the drum to dry out
Garage & Storage Areas
- South Florida garages are humidity traps — check for staining on walls and ceilings, especially after rain
- Cardboard boxes stored on a concrete floor absorb moisture — move stored items to shelving
- If you store landscaping or pool equipment in a garage, it brings moisture in regularly — allow it to dry before storage
- Inspect any drywall in the garage, especially if the garage shares a wall with a living space
Attic
- Check roof decking for dark staining or soft spots — this often indicates a slow roof leak
- Verify your bathroom exhaust fans vent to the exterior, not into the attic (a very common improper installation)
- Look for condensation on HVAC ductwork running through the attic — common in South Florida and can lead to serious mold growth
- If insulation looks flattened, discolored, or wet, call a professional before disturbing it
HVAC System
- Replace air filters every 30–60 days in South Florida — not the 90-day schedule on the package (those are for drier climates)
- Schedule annual professional HVAC cleaning including coils, drain pans, and duct sanitization
- Check the condensate drain line regularly — a blocked line causes the drip pan to overflow and can saturate drywall or flooring
- If you notice a musty smell when your AC kicks on, that is your duct system speaking to you — have it inspected
Seasonal Tips for South Florida Homeowners
Before Hurricane Season (May – June)
- Inspect your roof, windows, and exterior walls for any cracks or gaps that could allow water intrusion during a storm
- Clear gutters and downspouts — blocked drainage leads to water pooling against your foundation
- Make sure your AC is serviced and operating efficiently — you will lean on it heavily for the next six months
During Rainy Season (June – October)
- After any significant rain event, walk your interior perimeter looking for new staining, soft spots, or odors
- Monitor your indoor humidity with a cheap hygrometer — keep it below 60%
- If your AC is running constantly but humidity stays high, the unit may be undersized or failing — get it checked
After a Hurricane or Flooding Event
This is not a checklist item. This is a call-a-professional situation.
Flood water and storm intrusion introduce contaminants far beyond standard mold — bacteria, sewage, and multiple mold species simultaneously. Mold can begin colonizing wet drywall in as little as 24–48 hours. If your home took on water, the window to prevent a major problem is very short.

When to Stop Checking and Start Calling
This checklist will help you catch the early warning signs of a problem. But there are situations where a licensed mold inspection is the right call — not because we’re trying to sell you a service, but because the risk of waiting is higher than the cost of knowing.
Call CSI Mold Specialist if:
- You can smell mold but cannot find visible growth
- You’ve had a water event (leak, flood, appliance failure) that was not dried out within 48 hours
- A family member is experiencing unexplained respiratory symptoms, headaches, or fatigue that improve when they leave the home
- You’re buying or selling a property and want a clear picture of its mold status
- Your home is more than 20 years old and has never had a professional mold inspection
- You had remediation done by another company and want an independent clearance test
A mold inspection from CSI Mold Specialist includes air and swab sampling, infrared thermography, moisture mapping, and a full certified lab report — typically delivered in 2–3 business days.

The Bottom Line
Mold prevention in South Florida isn’t a one-time project — it’s an ongoing habit. The homes that stay mold-free are the ones whose owners pay attention seasonally, act on small signs before they become big problems, and have a professional they trust to call when something feels off.
Use this checklist. Share it with your family. Revisit it every season. And if you find something during your walk-through that concerns you, don’t wait for it to get worse.
